Although I had not operated it for some 30 years, I have owned the property for over 40 years, the building having been built in 1933, I did not want to do a full set of biddable construction documents. Too many unknowns. The JMCS Team and I made a deal where they and I both took risks of the unknowns. Not only did we finish ahead of schedule, opened on time, but we came in on budget once again.
